Mortgage Rates Have Moved Higher: What Mammoth Buyers Should Know

If you’ve been watching mortgage rates lately, you’ve probably noticed a change. Rates have moved higher over the past several weeks, and for buyers considering a home or condo in Mammoth Lakes, it’s important to understand what that may mean for your purchasing power and monthly payment.

According to Kelly Gardner, Branch Manager with American Pacific Mortgage, the average 30-year fixed conventional rate for a primary residence is currently around 7.58% as of September 30, 2026, based on the lending environment she is seeing. That is a starting point, however—not necessarily the rate every buyer will receive.

Your actual mortgage rate can vary based on several factors, including:

  • Credit score
  • Down payment
  • Loan amount
  • Whether the property will be a primary residence, second home or investment property
  • Property type
  • Whether a condominium is considered warrantable or non-warrantable

That distinction is particularly important in Mammoth Lakes. A large percentage of our buyers are purchasing second homes, and we also have condominium complexes that may require specialized financing. The rate advertised online for a conventional primary residence may have very little to do with the financing ultimately available for a particular Mammoth property.

Why Have Mortgage Rates Increased?

There isn’t one single factor controlling mortgage rates.

Recent geopolitical conflict involving Iran has contributed to higher oil and energy prices. Higher energy costs can add to inflation concerns, and inflation tends to put upward pressure on longer-term interest rates.

At the same time, financial markets are reacting to the strength of the U.S. economy, Treasury yields and expectations about what the Federal Reserve may do with interest rates in the months ahead.

The result has been a noticeable increase in mortgage rates after some improvement earlier in the year.

What Does This Mean if You’re Thinking About Buying?

I wouldn’t look at the national mortgage rate alone when deciding whether a property makes sense.

Instead, once we identify a property you are seriously considering, we can look at the complete picture:

  • Purchase price
  • Down payment
  • Current interest rate available to you
  • Monthly mortgage payment
  • HOA dues
  • Property taxes
  • Insurance
  • Financing requirements for that particular property or complex

For a Mammoth buyer, those numbers together are much more useful than simply looking at an advertised interest rate.

And remember that a 30-year fixed mortgage doesn't necessarily mean you'll have the same loan for 30 years. If rates decline in the future and refinancing makes financial sense at that time, homeowners may have an opportunity to refinance into a lower rate. Of course, future rates aren't predictable and refinancing depends on the borrower and market conditions at that time.

Get a Rate Based on Your Actual Situation

Even if you aren't ready to make an offer, understanding your approximate payment at today's rates can help us establish a comfortable price range and evaluate properties more effectively.
