A New Development Proposed Near the Village in Mammoth Lakes: The Woodsite Project

Mammoth Lakes continues to evolve, and one of the newest projects being discussed is a residential community called Woodsite, proposed near the Village area along Minaret Road.

If you follow Mammoth real estate, you know that new development here doesn’t happen often. Land is limited, the entitlement process can be lengthy, and projects typically go through multiple rounds of design review before anything moves forward. Because of that, when a new project is proposed, it naturally draws attention.

Here is a look at what is currently being proposed.

Where the Project Is Located

The Woodsite project is planned for two parcels located at 5699 and 5781 Minaret Road, within the North Village Specific Plan area. This location sits just above the Village and within close proximity to restaurants, shops, and ski access.

The North Village area has long been designated by the Town for higher-density residential and lodging development, making it one of the few places where projects of this scale can realistically be built.

What Is Being Proposed

The current proposal includes 69 residential units spread across approximately 7 acres.

Instead of one large condominium building, the concept calls for a mix of housing types, including:

• 3 single-family homes

• 24 duplex buildings

• 6 triplex buildings

There is also a shared recreation building planned as part of the community.

The design approach creates more of a neighborhood feel, rather than a single large complex.

Where the Project Stands Today

At this point, the Woodsite development is still working its way through the Town approval process.

Projects like this typically go through several stages, including:

• Architectural review by the Advisory Design Panel

• Environmental review under CEQA

• A public hearing before the Planning and Economic Development Commission
