If you’re planning on selling your Mammoth Lakes property this spring, now is the time to get busy. Both condo prices and sales improved in 2013 and there is limited inventory and the trend continues in 2014. At the same time, buyers are being selective which makes your job as a seller even more important. Here’s what you can be doing now to improve your chances of selling.
1. Find a great real estate agent.
In these days of online real estate, a good agent is more important than ever. Find someone who you can trust. Many sellers typically find a real estate agent through a referral by a friend, neighbor or relative, or used the agent in a previous transaction. According to the National Association of Realtors last year 63 percent of sellers found a real estate agent through a referral. Ask for referenes.
2. Price it right.
Pricing brings out the worst in many sellers. Many have the attitude their home should bring as more than one down the street, or that must recoup as much or more than they paid for it. Even worse, they think the national pricing trends should hold true in Mammoth Lakes. National median prices are completely useless when it comes to pricing your Mammoth Lakes property. There is an old aphorism that is still very true: “all real estate is local.” A qualified Realtor® has access to databases of listings and recent sales through their multiple listing service and other databases.
3. Take the time to stage it right.
Make time to get your house in shape. De-clutter, paint, repair, trim and clean. You can do a great deal on your own, or with the help of some contractors, but you might consider bringing in a stager who is expert in preparing homes to wow buyers.
If you’re planning on selling this year, you’d be well advised to take steps now to increase the prospect you will get top dollar for your home.
