BUYER'S GUIDE SERIES: To Rent Or Not To Rent

Did you know most vacation homes sit vacant for the majority of the year? If you’re a second homeowner in the Eastern Sierra—or thinking about becoming one—you’ve probably considered renting out your property when you're not using it. It’s a smart thought, but before you start snapping listing photos, here’s what you really need to know:

1. Not Every Property Is Rental-Ready

Just because you want to rent it doesn’t mean you can. In areas like Mammoth Lakes, June Lake, and Bridgeport, zoning laws are strict. Most single-family homes don’t qualify for nightly rentals and require a 30-day minimum stay. Condos? They’re usually much more rental-friendly.

2. Check More Than Just Zoning

Even if the property is in the right zone, your HOA or condo association might say no to short-term rentals. Always verify rental restrictions before you buy—or list.

3. Yes, There’s Paperwork

Listing your place on Airbnb isn’t just a few clicks. You’ll need a business license, you’ll pay Transient Occupancy Tax (TOT), and in Mammoth Lakes, your home must be part of the Certified Properties Program. It’s doable, but it’s a process.

4. Rental Income Isn’t Guaranteed

Rental rates fluctuate based on season, weather, and demand. High seasons like the holidays can triple your nightly rate—but if you're using the home yourself during those times, that income opportunity is lost. Be realistic about your personal use vs. rental potential.

5. A Good Agent Makes All the Difference

The right local agent can help you compare properties, estimate realistic rental income, and connect you with vetted property managers. This insight is invaluable—especially if you’re new to the area.


Bottom Line: Renting out your Eastern Sierra home can offset costs, but it won’t always make you rich. If you’re counting on consistent rental income to make the numbers work, this may not be the right investment. But if you're looking to enjoy the mountains and earn a bit on the side? It might be a perfect fit.
