BUYER'S GUIDE SERIES: The Walk-Through

As you near the final steps of purchasing your new home, one crucial task remains before we officially close escrow: the walk-through. This final inspection is typically scheduled 3-5 days before closing and is an essential step in ensuring the property is in the same condition as when you first agreed to purchase it.

During the walk-through, we'll check several important factors to ensure everything is in order:

  • Condition Check: We will confirm that there’s been no significant damage to the property since your initial agreement, aside from normal wear and tear.

  • Move-Out Status: We’ll verify that the seller has fully moved out and hasn’t left any unwanted items behind, like trash or personal belongings.

  • Broom Clean Condition: The home should be left in "broom clean" condition, meaning it should be clean and free of debris.

  • Contractual Items: We’ll ensure that everything the seller agreed to leave behind (such as appliances or fixtures) is still in the home.

If anything seems out of place or unsatisfactory, we can bring it up with the seller’s representatives before the closing. They can address the issue, which may delay closing, or offer a credit to resolve the problem. However, keep in mind that the walk-through isn’t a time to renegotiate the price of the home.

While this process is important, there’s no need to worry. Most sellers are conscientious, and the walk-through is usually a quick, uneventful visit. It's common for sellers to be in a rush as they prepare to close, so the home may not be as spotless as you hoped—but unless it’s in terrible condition, it’s often best to expect that the home won’t be perfect.

In most cases, everything will look and function just fine, and you'll be ready to close and officially make the property yours. If any issues do arise, we’ll address them promptly, ensuring you can proceed with confidence to your new home.

Make sure to plan your walk-through with your agent and leave plenty of time for any issues that might arise before you close. This final step is your opportunity to ensure the property is exactly as you expect.
